Peerapat Villa: Rental Terms and Conditions

Peerapat Villa is managed by it’s owners and all inquiries and bookings are made directly with them. A deposit payment of 50% shall be taken as confirmation of the villa rental terms and conditions that follow:

On receiving your inquiry, we will reply to you by email confirming availability, Peerapat Villa rental cost and deposit amount required to confirm the booking. Bookings are for a minimum of 3 – 14 nights depending on season and we reserve the right to refuse a booking without giving any reason. Daily rental rates include airport transfer (1 return transfer only, additional transfer charged at 350THB per journey) and a tropical Welcome Pack (tropical fruit basket, drinking water, shampoo, soap, tea, coffee, sugar). The Welcome Pack supplies are not replenished throughout the rental period. Rates do not include electricity (read by meter and charged at 6THB/kW unit), car rental, food, soft drinks, replacement of breakages and any additional cleaning required on departure (i.e. stains on upholstery). A deposit of 50% is required within 5 working days to confirm a booking and no contract is in place until we receive your deposit.

Payment is by international bank transfer to our Thai bank account. This is the cheapest and safest way to transfer funds abroad and can be transferred through an online account with most major banks. You must ensure that any funds transferred to our account arrive free from bank charges and remittance at both ends by instructing the bank at the time of transfer. Payment of the remaining 50% of the balance will be paid by bank transfer at least 28 days before your arrival.

Guests must notify us by email to cancel a booking or any part of a booking. The cancellation will take effect from the day we receive your email and the following cancellation charges will arise;

More than 30 days before arrival date: Deposit amount is forfeited
Within 30 days of arrival: All rental payments are forfeited

The above cancellation charges will also apply if we cancel a booking due to late payment of the balance. Changes to the booking dates may also be treated as a cancellation and cancellation charges may apply. Any changes to original bookings are subject to our approval. All guests must have comprehensive travel insurance which covers accommodation cancellations.

The guests have the responsibility of informing us with the correct arrival details (and flight numbers) if the free airport transfer service is required. Check-in time is normally 3pm or later and check-out normally before 12pm though we can be very flexible on this if there is no booking which checks-out on same day as your check-in or which checks-in on the same day as your check-out. To secure (in advance when booking the villa) an early check-in or late check-out we require a fee of half of 1 nights rental.

It is extremely unlikely that we will ever need to cancel a booking. However, if Peerapat Villa is damaged or in an unrentable state, we reserve the right to cancel the booking. In this case, we will do our best to help you find a suitable, similar villa. If this is not possible, we will give a full refund for the rental less any bank charges.

The number of guests staying at Peerapat Villa, including children, must not exceed 8 persons unless authorised by us. Infants (under 2 years) are exempt. Additional charge for a 9th guest is 1,000 THB per night and for this additional charge we will provide a single bed, linen and towels for the 9th guest. The additional bed can fit in 1 of the 2 the master bedrooms only.
If we find the number of guests staying in the villa exceeds 8 persons, we reserve the right to ask the extra person(s) to pay an additional charge or leave the villa immediately. Pets are not permitted.

A security deposit of 10,000 Thai Baht is to be paid by guests upon check-in to Peerapat villa. This deposit is to cover the costs of any breakages, damages or excessive cleaning required on guests’ departure. The security deposit will be returned to you, less any such costs, on your departure from the villa.

The entire party should be covered by fully-comprehensive travel insurance (including, flight delays, cancellation, loss and damage to baggage and property) and medical insurance (including evacuation / repatriation cover). We are held completely harmless by you and your party against any and all claims including any accidents related to the use of the Villa facilities or third party services such as, but not limited to, watercraft, water sports, car or motorbike rental. Please note that your travel insurance may not cover you for motorbike and water sport accidents and most motorbike rentals on Koh Samui are uninsured, so please drive carefully.
We can not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside our control such as civil disturbances, fires, floods, severe weather, acts of God, acts of Government etc. By accepting this contract it is assumed by us that this requirement has been fully complied with.

The villa owners can not be held responsible for electricity cuts, breakdowns of water supply, internet connections or swimming pool filtration problems, although we will do our very best to solve any such problems as quickly as possible. If there are any problems with the villa, please inform us as early as possible and we will do our very best to rectify the situation. Guests should understand that Koh Samui’s utility infrastructure, local standards and conditions are less developed than in the West and we cannot be held responsible for any problems outwith our control. Any complaints should be given to us within 24 hours of the problem arising. If the problem remains unsolved, please make a written complaint to us within 14 days of the end of the rental period and we will consider compensation. No complaint will be considered if made after the departure date.

The primary guest (who makes the booking) is responsible for the appropriate behavior of all guests in the villa. Should we find any guest acting inappropriately in the villa, or with villa staff, we reserve the right to ask the offending guest to leave immediately without compensation.

Additional villa rental services such as chef services, car / motorbike rental, babysitters and drivers etc., can be found in advance or upon request but depend upon availability. If guests wish any of these additional villa services, we advise you book ahead, especially in high and peak seasons. We can not accept liability for the conduct of third party rental service staff.

One Pool, Bath and Face towel is provided to each guest. Beach towels are not provided. The villa has a full clean every day and has a daily sweep and cand tidy (except Sundays and national holidays) . Bed linen and face, bath and pool towels are provided at Peerapat Villa and these are changed twice weekly. Bed linen is changed twice weekly though duvet covers are changed every 7 days.

An infant’s cot and high chair are available free of charge on request.

Security safes are provided in both master bedrooms of Peerapat villa. It is strongly recommended that they are used to store valuable items such as passports, cash, traveller’s cheques, mobile phones, cameras etc. Any valuables left at the property are the guests’ sole responsibility. The owners can not be held responsible for any loss or damage of personal property and valuables. It is advised that guests ensure that all doors and windows are locked at night and when the villa is unoccupied to avoid any temptation.

As part of this agreement guests are required to take due care when staying in or around the villa and be especially careful of children playing in the gardens, near or in the pool or Jacuzzi. Guests are not permitted to enter the villa when wet from swimming as the floors can be very slippery. Damage or injury arising as a result shall not be the responsibility of the villa owners in any way whatsoever.
